Buying and Selling a Home in Oregon For Sale By Owner

We are selling our home and buying another with acreage using as few realtors as possible.

How we are buying our home:

1. We spent months looking on http://rmls.com/ as it is the local Portland/Oregon MLS directory. We found two places we put offers on that we got outbid and drove around a lot. We never brought in a buyers realtor

2. We found our house through my buddy Keith Fellger at work. He knew the seller through Church and that allowed us to come in and make a deal on the place without any realtors involved. I used a Promissory Note instead of actually writing a a check for Earnest Money at signing. Here is the form I used, fill any bracketed items with the appropriate information.

This note is given as a Deposit for “Earnest Money” as stipulated in the attached Contract to Purchase Real Estate between <buyer(s)> and <seller(s)> dated <date of Purchase Real Estrate Contract> covering the property commonly known as <address and/or legal description>.  Upon demand the undersigned, hereinafter called the Payer, promises to pay the sum of <earnest money dollar amount> without interest, to <buyer(s)>, but held with <title company>, Hereinafter called the Payee. 

This note is due and is payable immediately upon the Payee and Payer agreeing the conditions, contingencies, and inspections given in the said Contract have been met.
